Sarah Richards
Senior Consultant
Sarah is a social impact specialist with a breadth of experience working for regeneration and development, institutional investment, and public sector clients including Muse, Legal & General, Royal London Asset Management, Titanic Quarter Ltd., Far East Consortium, and Manchester City Council. She uses deep technical knowledge of socio-economic data analysis and visualisation, impact assessment methodologies, strategy development, and socio-economic planning requirements, to provide innovative solutions to her clients.
She spent 4 years at Hatch before joining Hillbreak as a Senior Consultant in the Place Advisory Team at the beginning of 2026. She enjoys building strong client relationships to provide innovative and tailored solutions for her clients. Sarah is interested in supporting the delivery of projects focused on Social Value and Place-based Impact, Masterplanning and Placemaking, and Impact Assessment and Strategy.
Her project experience covers a range of strategic and place-based engagements, including:
- Muse’s ‘Our Sustainable Future’ Strategy Social Value update and numerous place-based Social Value Strategies for largescale regeneration projects across the UK
- Legal & General’s Social Impact Toolkit and retained Social Impact support across numerous Funds
- Social Value Strategy for Royal London Asset Management’s Responsible Property Investment team
- Social Impact Reporting for various clients and place-based projects, including Titanic Quarter Ltd., Workspace, Ballymore, and Peel Land
- Place-based Social Value Strategy work, including for Victoria North in Manchester, Waterloo Station masterplan in London, and YZD masterplan in Toronto.
She holds an MSci in Geography from Durham University.
